When the Sampada-2 software was implemented in 2025, it was claimed that people wouldn’t need to visit registrar offices repeatedly and could even register documents from abroad. However, this facility has remained limited to wills and power of attorney.
People continue to face issues like OTP-server failures and incorrect geo-tagging, leading to overcrowded registrar offices. Recently, lawyers from the registration office wrote to the Senior District Registrar and the IG of the Registration Department, warning of protests if the system does not improve.
The advocate panel has also sent notices to the Chief Secretary, Principal Secretary (Commercial Tax Department), IG Registrar, and DIG Registrar.
Case-1: Registered from Dubai, received an incomplete registration report On December 12, 2025, registration was done through Sampada 2.0, including all valid procedures. When the certified copy of the document was received, it had a watermark stating ‘Incomplete Registration’. When tried again, the dates were changed.
Case-2: House in Ambikapuri, location in Paramhans Nagar The Yadav family, residing in Ambikapuri, bought a property two months ago. The sellers are from Maharashtra. It was found that the online location (geo-tagging) being registered for Ambikapuri’s registry is showing as Paramhans Nagar.

- If you want to register from home, you should first know how to operate the Sampada software.
- After this, you will have to draft the registration. Even for this, you will need the help of a lawyer.
- You will have to create the ID of the concerned property and the IDs of both parties. To deposit stamp duty, you will have to submit a challan in the bank.
- Your account will be created in Sampada, and when you deposit the fee, you will receive an OTP confirming that your payment has been received.
- Along with preparing the documents, you will need an eye scanner for face recognition. This costs between 3 to 18 thousand in the market.
- Witnesses will have to be called. After this, a slot will be booked.
- After the fee process is complete, you will have to inform the seller that it’s okay from your side.
Major problems: When it’s day in India, it’s night in America
- If an NRI or investor wants registration abroad, matching the time becomes difficult. When it’s night in America, it’s day here. Dubai has a 4-hour different time. Often, the locations don’t match.
- The documents received in online registration offer the convenience that you can take as many prints as you want. Earlier, only the person who got the registration done had rights over it. Now, the seller can also keep a copy.
- Earlier, when seals and stamps were present on documents, there was a belief that no fraud would occur with me. Now, with a signature at the bottom of a document, it’s hard to tell which is the real registration and which is a photocopy.
